A young family moving to Estepona — building the agency we wished existed when we started.

We're Edgars and Thu Ha. Latvia and Vietnam. Forty-plus countries since 2022. Five years in Malta, a long base in Asia, and now — with our first baby on the way — we're landing in Estepona for good.

How we ended up choosing Estepona

We've actually lived the alternatives. Tropical Asia, the U.S., small-island Europe, big-city Europe. After enough of it, we wanted something specific: real seasons, world-class healthcare, schools that would still matter in fifteen years, a beach we could walk to, and a place where our daughter could grow up speaking English, Spanish, Vietnamese, Latvian and Russian and have it feel normal.

Costa del Sol kept winning. Inside Costa del Sol, Estepona kept winning — international without being touristy, beautiful without being out of reach, and the right size for a family.

Why we're building Casa Dolmatov

We started looking for an agency that would handle a real family relocation — not a holiday booking, not a quick sale, not a shortlist forwarded from a portal. We didn't find one.

The Andalucía short-term rental crackdown is reshaping the market right now. Owners are pulling units off Airbnb. Families relocating on Digital Nomad Visas need furnished six- to twelve-month rentals that don't exist on Idealista. And the legal contract that makes both sides work — contrato de temporada— is barely used by incumbents because it's harder to draft.

That's the gap we're building into.

Who we serve

  • Families relocating to the Costa del Sol — verified long-term and seasonal rentals (€1,000–€8,000/mo), honest area answers, contracts explained in plain English, WhatsApp-first replies. We answer in English, Russian, Latvian, Vietnamese, and (soon) Spanish.
  • Owners with vacant or ex-STR properties — we place serious tenants on the right contract (long-term LAU or contrato de temporada), handle the legal paperwork, and report monthly with modern tooling instead of WhatsApp forwards.
  • Families still deciding— guides, the family vlog, and a quick honest answer when you message us. Even if you don't end up renting through us, the information should be worth something.

The unfair advantages we're bringing

  • We're actually moving here.Most boutique agencies are run by people who've been here twenty years and forgot what it feels like to land cold. We won't.
  • Five languages, not one. Russian, Vietnamese, Latvian and English natively in the team — plus generated Swedish, Norwegian, Danish, German content layers. Nordic families relocating in 2026 are quietly the biggest unserved segment on this coast.
  • We've done the non-EU spouse paperwork ourselves. Thu Ha is Vietnamese with a Maltese residence card. Edgars is a Latvian EU citizen. The visa, residency and family-reunification questions our clients ask aren't theoretical for us.
  • Software, AI, marketing built in.Edgars' other company runs SEO and content at scale. The same engine powers Casa Dolmatov — which is how a two-person agency in year one can rival the operational reach of teams ten times the size.
